As we are expatriate Brits based in Le Marche, we are able to communicate with you in English (or Italian if you prefer), and will be able to answer and understand your questions without any problem.
We will also be your property guides should you wish to travel to Italy to view some of the properties, and can even arrange accommodation for you during your stay if required.
All of the real estate and properties in the Showcase and Renovations sections of this site have been visited by us under the guidance of a local Geometra (surveyor) or Architetto (architect), so we have first hand knowledge of what they have to offer.
If you decide to buy one of the properties listed by us, we will help you through the maze of Italian property law and red tape, and introduce you to local professionals that you will need to complete the purchase. At the very least, you will need the services of a surveyor (geometra), and you may consider it prudent to have your own lawyer (avvocati) as well.
We can also help you obtain an Italian bank account, which you will need for making payments locally and if seeking a mortgage.
The Italian Buying Process
Arrange a mortgage with an Italian Bank
Ideally one that handles foreign mortgages

If the property needs substantial renovation
Best to buy the property first, then
Get a mortgage for the renovation costs
Ideally, open an Italian Bank Account
Preferably use an English speaking Agent
View several properties before buying
Agree price with the Agent or Vendor
Property sales are handled by a Notaio (notary)
Notaio acts for both purchaser and vendor
You may want your own Avvocati (lawyer)
You will need a Geometra (surveyor)
Non-returnable deposit is 20% to 30%
Vendor refunds double if fails to complete
The final contract is called a Rogito
Signed by all parties at Notaio's office
All parties must be present during signing
Rogito filed by Notaio at land registry
Property transfer completed
